Sandwiched between the downtown core and Lake Union, and squeezed by the two freeways Seattle commuters rely on daily, South Lake Union represents the changing face of Seattle real estate perhaps more than in any other part of town.
For years, the main tenants were car lots, light industry, and small businesses. A few apartment houses took up corner properties, but no private homes or condos existed because there was no real neighborhood.
That changed for the better after a newspaper columnist proposed that the city buy up the entire area and turn it into a park called the Seattle Commons. Fundraisers and campaigns followed, but real estate owners protested heavily. After debates and votes, the citizenry defeated the plan – but not before investors came in droves to buy up old warehouses and ample waterfront property along the southern shore of Lake Union.
The Commons plan bit the dust, and instead, a new era began for condo development. Now, condominiums sprout up throughout the neighborhood, which still supports a few small businesses and maintains high value due to its proximity to downtown only a few blocks away.
Condos take the form of old, reconverted apartment buildings bursting with charm, or as is more often the case, brand new designer spaces and lofts to appeal to a wide range of urban professional. Quite a few developers have taken great pains to retain the façades of the older buildings to preserve historical architecture. In other cases, condo builds reflect an early 20th century warehouse look and feel, but offer modern and upscale amenities.
Likewise, the new retail establishments in South Lake Union reflect the yearnings of the demographic flocking to the area. Spas, cafes, hot new dining spots, and high end furniture retailers crop up all the time to support the growing population.
